Course Description
Leading The Way is a comprehensive Georgia Broker Pre-License course designed for experienced real estate professionals who are ready to advance into brokerage leadership and management roles. This course provides in-depth instruction on Georgia License Law, brokerage operations, trust account management, supervision of licensees, contracts, compliance, and risk management in accordance with Georgia Real Estate Commission requirements.
Students will gain a practical understanding of the legal responsibilities of a Georgia broker, including proper brokerage oversight, handling of trust funds, agency responsibilities, advertising compliance, and dispute resolution. The course emphasizes real-world application, ethical leadership, and preparing students not only to pass the Georgia Broker License Exam, but to confidently operate and manage a brokerage.
Instruction includes guided discussion, real-world examples, applied learning exercises, and all required course materials. A proctored final exam will be administered in compliance with GREC rules.

Dawn Southern: Owner & Director, West Georgia Real Estate Academy
Dawn Southern launched West Georgia Real Estate Academy in 2022 with a clear goal: to equip real estate agents with the education and tools needed to thrive in an ever-changing market. Offering top-tier education and training, the academy’s comprehensive courses are filled with practical insights on the latest legal changes, updates, and market trends, ensuring agents have everything they need to stay sharp and confident in the field.
Real-World Experience You Can Trust
Dawn serves as the qualifying broker for S & S Homes Realty, holding licenses in Georgia, Alabama, and Florida, and brings over 15 years of experience to her role. After starting her real estate career in 2007, she spent five successful years in new construction sales before moving into leadership roles as a compliance broker, managing broker, and ultimately qualifying broker in 2022. In 2023, Dawn took the next step by founding S & S Homes Realty, a brokerage dedicated to supporting agents while maintaining a high standard of professionalism.
Passionate About Family & Community
When she’s not at the academy or the brokerage, Dawn enjoys running 5k and 10k races, baking, gardening, fishing, and spending time with her family. Guided by her motto, “Family First,” she is a proud mom to four sons, a bonus son, a bonus daughter, and an amazing daughter-in-law, and is affectionately known as "Grammy" to her seven granddaughters. Dawn leads her brokerage in monthly community outreach projects and, as president of the AGL Over The Rainbow Foundation, gives back to the next generation by providing scholarships to high school seniors pursuing studies in the fine and performing arts.
